 Higher sold price compare to others

 Example 1.   I sold a house In Fremont, Close of escrow date was 4/3/2012

                      3 bedrooms+2baths, 1214 sq ft, built in 1987  ==>  I sold it for  $368,000 
                      (MLS# 40561672) (Mission Terrace Complex)

Other Solds

#1.      3 bedrooms+2baths, 1214 sq ft, built in 1987 ==> sold for $328,000 ( COE 5/25/2012)
            (MLS# 40547287)  (Mission Terrace Complex) 

#2.      3 bedrooms+2baths, 1150 sq ft, built in 1987 ==> sold for  $340,000 ( COE 3/23/2012) 
           (MLS# 40558717) (Mission Terrace Complex)

#3.      3 bedrooms+2baths, 1204 sq ft, built in 1982 ==> sold for  $340,000 ( COE 3/27/2012) 
            (MLS# 40551144) (Mission Spring Complex)

As you can see i sold $368,000 for 3 bedrooms condo while other solds are $328,000 & $340,000

That's $28,000 to $40,000 Difference~   (choose the right agent and you get more)

 Example 2.   I sold a house In Fremont, Close of escrow date was 7/23/2010

                      3 bedrooms+2.5baths, 1662 sq ft, built in 1984  =>  
                       

                       I sold it in 3 days on market for  $545,500 (asking was $529,000) (MLS# 40472752) 

Market was slow and this house does not have lots upgrades, lots people came in during open house. 
We got multiple offers. it was sold $16,500 over the asking price~ It proves that my marketing is working.

 Same area within same close month. (only one listing close)


#1.   4 bedrooms+2bath,1512 sq ft, built in 1963 => sold in 11 day (MLS# 40473566)  7/30/2010
        asking was $455,000 sold for $465,000 on 7/30/2010  ($10,000 over)

As you can see, my sold price is higher (over the asking price) and days on market is shorter ( 3 days )


Example 3.   I sold a house In San Jose, Close of escrow date was 10/21/2009

                      3 bedrooms+2.5baths, 1615 sq ft, built in 1988  =>                         
                       I sold it in 11 days to an all cash buyer $598,000 (asking was $568,000) (MLS# 40429154) 

$30,000 Over asking price~   (choose the right agent and it covers the commission fee + more for sellers)

Example 4.   I sold a house In Fremont, Close of escrow date was 5/6/2009

                      4 bedrooms+3.5baths, 2213 sq ft, built in 1986 (Custom built) =>                         
                       I sold it in 30 days on market for all cash  $745,000 (asking was $749,000) (MLS# 40400223) 

This house is a custom built with asian style floor plan.


I can sell different style house too :)

Example 5.   I sold a house In Fremont, Close of escrow date was 5/31/2005

                      2 bedrooms+2 bath, 1270 sq ft, built in 1984 =>                         
                       I sold it in 7 days on market for  $525,000 (asking was $479,000) (MLS# 40075612) 

This is the highest sold price ($525,000) in Walnut Place .


Condition of the house was the original, no upgrades,carpet needs to be clean ( the carpet was not clean due to the cleaning van broke down ) Lots lots people came into the open house, parking lots was full. 

My marketing strategies were working, i sold it in 7 days with multiple offers and it was $46,000 over the asking price.

Example 6.   I sold a house In Fremont, Close of escrow date was 8/2/2005

                      1 bedrooms+1 bath, 895 sq ft, built in 1984 =>                         
                       I sold it in 4 days on market for $400,000 (asking was $389,888) (MLS# 40092444) 

This is the highest sold price ($400,000) in Fremont for 1 bedroom condo with only 895 sq ft
