Saturday afternoon, May 4, I got the listing

Sunday afternoon, May 5, open house ( about 70 people came )

Monday, May 6, seller accepted an offer

Friday, May 10, Close of escrow

Asking price $399,999

Sold price $430,000

Both seller and buyer are very happy

Bay Area Real Estate Market is HOT HOT~~~

It is normal to see multiple offers for an average house now.
Single family house might receive between 20-80 offers.
Condo/Townhouse might receive between 10-40 offers.
Sold price is around 10-15% higher than asking price.
Still Low inventory with lots buyers ( yes, with all cash buyers too )
Some strategies can be use to get you the house but it all depends on your situation.
Let's hope more houses will be on market for all the buyers.

We submitted an offer for a house in San Jose yesterday which is 12% over the asking price. My buyer did not get the house.

They had 29 offers~. Some are all cash offers with no contigencies.

 

Bay area real estate market is picking up. Lots multiple offers 
(if it's in good condition and good price and low inventory) for the houses. Single family house is about 20-30 offers.
Condo/Townhouse is about 10-20 offers.

It is a good time for seller to sell. Low inventory and lots buyers.

Buyers should take advantage of the low interest rates. 
It's still a good buy compare to the dot com period.
